Cancellation Policy

Hanks House provides overnight care for your home, pets, livestock, and other animals while you are away. Your selected care level must accurately reflect the animals and care required. Additional or specialized care may require additional fees. Animal Care: Owners must provide accurate instructions for feeding, watering, medications, cleaning, turnout, and other care. All necessary food, medication, supplies, and equipment must be provided. Safety: Owners must disclose medical conditions, behavioral concerns, aggression, escape risks, property hazards, damaged fencing, or unsafe equipment. Hanks House may decline or stop care if conditions are unsafe. Home & Property: Basic duties may include mail/packages, watering plants, routine trash, checking doors and gates, and cleaning pet-related messes. Major cleaning, repairs, landscaping, or extensive farm work are not included unless agreed upon. Overnight Stay: The sitter will stay overnight during the scheduled dates. Reasonable short periods away may occur unless continuous supervision has been arranged. Emergencies: Hanks House will make reasonable efforts to contact the owner or emergency contact if an animal becomes ill, injured, escapes, or requires urgent care. If necessary, Hanks House may seek veterinary care. All veterinary, medical, transportation, and related costs are the owner’s responsibility. Weather & Delays: Severe weather, emergencies, power outages, road closures, or other circumstances outside our control may affect services. Hanks House will prioritize animal safety and communicate with the owner when possible. Additional Care: Additional animals, specialized care, or extensive chores may require additional fees or a custom quote. Care-level animal counts are estimates and may be adjusted based on the actual work required. Cancellations made 7+ days before the scheduled service may be eligible for a partial refund or rescheduling. Cancellations made after 7 days before the scheduled service, including same-day cancellations and no-shows, are non-refundable. Liability: Hanks House provides reasonable care but cannot guarantee against illness, injury, escape, death, property damage, or circumstances outside our control. Owners remain responsible for undisclosed conditions, veterinary expenses, and damage caused by their animals. By booking, you confirm that all information provided is accurate and that you agree to the Hanks House Homestead Care Policy.
